Wisconsin Market Statistics, July 2008

Browsing through the Wisconsin Realtor Association website recently, I came across a number of very interesting facts about the current real market in Wisconsin.

The Wisconsin real estate market is more stable than many in the nation, and we continue to outperform many states. During 2007, the average home price in Wisconsin remained essentially stable, rising .2 percent. There are areas of declining prices in Wisconsin, but as a rule, home are worth more than they were three years ago, even in the areas of decline.

Locally, the statistics show this stability. During the first quarter of 2008 in Green County, 62 homes were sold for an average price of $140,000. During the first quarter of 2007, 67 homes were sold for an average price of $135,300. Slightly lower sale, slightly higher prices.

This stability in prices with the softening sales is good news for buyers. It demonstrates that our real estate market is still vital and alive, still holding steady in value despite what the nation media is saying. There is no such thing as a national housing market. As with weather, the forecast can only be local and site-specific. In our area, as a general rule, the market is not experiencing the declines of other parts of the nation.

Get your Cheese Curds!

If the temperatures are soaring, it must be the time of year for the Green County Fair again.

Follow the scent of fried cheese curds and the sound of screaming kids, and you know are heading the right direction. There is something for everyone at the fair. Spend time browsing the 4-H projects in the main pavilion. The kids put many hours into the various photography, woodworking, sewing, cooking and gardening projects.

Stop over in the stock pavilions to see the many varieties of animals out for judging. From rabbits and chickens to yearling cattle all the way up to full sized pigs and milking cows, everything is here. Children are fascinated by the many breeds of each animal.

After seeing the animals, come to the Grand Stand for to listen to Little Texas on Friday evening or Lori Morgan on Saturday evening. There will be Harness Racing and two Demolition Derbies on Sunday.

All week long, the midway will be filled with fun for the kids. Ride the Ferris Wheel, run through the fun house or spin around on the Whizzer. Wristbands for unlimited rides are available each day.

The fair means time for fair food! As always, the local service organizations will be out with local options, so you can at least know your purchase is going to a good cause. Optimist Club fried cheese curds are hugely popular, but don't forget the Green County Ag Chest's cream puffs, the Noon Optimists' brats or the Kiwanis for burger and chips.

Come on down to the fair!
